Three Surprising Simple Things That Will Sell a House

Most people tell me that they are hesitant to put their house on the market because of all the work that needs to be done to get it ready and then to sell it.    I hear quite a bit, “I am not sure the effort is really worth it.”   “What if the house doesn’t sell?”   “I don’t want to have my house on the market for months having to keep it clean and deal with people.”

I don’t want to downplay the effort.  It does take a lot on the seller’s part to get a house sold.   Right now, you have one amazing thing going your way.  It is a seller’s market with houses staying on the market an average of 42 days throughout the DFW area.   If you price the property correctly, you will get offers.  Many are getting multiple offers during the first few days.

Here are three surprisingly simple things you can do to get your house sold.

1.  Paint.   Nothing refreshes a house better than a new coat of paint.  I am consistently amazed on how much better a presentation a house makes when it has a fresh coat of paint on it.   Keep the colors neutral as well.   Although I have never had a buyer rule out a house based on paint color, it doesn’t help if you have an outlandish color on your walls.

2.  Floors.   Clean the floors!   People notice them almost immediately when they walk in the house.  Fresh clean floors make a house so much more presentable.  If flooring can’t be made to look good with a good scrubbing, I highly encourage you to either replace them or give buyers an allowance.  I have seen bad floors drive buyers away from a property.

3.  Stage the house.   Presentation is everything.  When I first got into real estate, I always thought the emphasis on staging was overblown.  Boy, was I wrong.   Buyers want to be able to visualize the house as their own and you need to do your best to show them how wonderful their new home will be.    Some simple things you can do is:  to take down personal items off the wall; eliminate unnecessary clutter around the house; and arrange the furniture to give the room the best appeal possible.   Finally, keep the house clean and smelling good.   No buyer likes to see messes or smell them in a house they considering.
